MAINTENANCE MANAGER.

POSITION: Residential Maintenance Manager

THE ROLE:
This new role will provide a professional and technical maintenance
service throughout all Iveagh Trust properties for the benefit of the
Trust?s residents, as directed.
In addition, this position will assist with the implementation and
management of annual upgrade and cyclical work programmes across the
Iveagh Trust stock.

LOCATION: Multi-site, Head Office Bull Alley Street

REPORTING TO: Director of Housing and Resident Services

CONTRACT: Permanent

SALARY: Depending on experience

EXPERIENCE ESSENTIAL

_EXPERIENCE_

* A trade qualification, i.e. electrician, carpenter or plumber
and/or 3rd level relevant property/construction related qualification
or considerable relevant experience in a similar role within Retail,
Hotel, Facilities or Construction.
* Knowledge of the regulatory requirements governing rented housing.
* Experience managing residential property refurbishments.
* Experience in dealing with complex situations in a
multi-stakeholder environment.
* Strong budget management and cost control skills.
* Contract management experience including creating and reviewing
SLA agreements.
* Demonstrable knowledge of current health and safety requirements
in a construction related setting.
* Proven ability to lead and support others, promote a positive team
spirit and facilitate the professional development of colleagues.
* Computer literacy, specifically a strong working knowledge of
Microsoft Excel, Word and Outlook.
* Full clean drivers? licence with access to own vehicle.
* Must speak fluent English and be eligible to work in Ireland.

_DESIRABLE_

* Experience within the social/affordable housing sector would be
beneficial.
* OSH Safety Health & Environment for Construction Managers.

JOB PROFILE

_SERVICE DELIVERY_

* Ensuring the effective delivery of the repairs service (cost, time
and quality) to all Iveagh Trust residents.
* Ensure that all properties meet the Iveagh Trust Standard and
relevant regulations.
* Develop a good understanding of material use and performance and
use this to inform future material / product choice.
* Development of an effective stock management system / process
ensuring local networks are in place to deliver requirements.
* To lead on and collaborate with Estate Managers ensuring data
accuracy within the Housing Management Software (SDM).
* To analyse repair data and work closely with Estate Management to
highlight trends and adjust the maintenance function or service
levels, using an evidence-based approach.
* Utilise repair data and trends to inform possible future
replacement programmes.
* Work closely with the Housing Team to address particular repair
and / or tenancy issues.
* Ability to work out of hours as requested to support the delivery
of emergency repairs.

_PROJECT MANAGEMENT_

* Working with the Project Leaders, as part of a working group, to
transition from a paper-based system to a digital repair ordering
system though our housing management software, SDM Housing.
* Plan, organise and co-ordinate multiple maintenance, repair and
upgrade projects from start to completion ensuring efficient
communication with the relevant departments and external
contractors/professionals.
* Lead on the procurement and tendering of services and contracts
relevant to the response repairs and cyclical servicing (hard
services) e.g., fire services, gas boilers and plant maintenance.
* In collaboration with other stakeholders, contribute to the
creation and development of project programmes.

_CONTRACTOR MANAGEMENT AND HEALTH & SAFETY_

* Monitor the contractors for KPIs and compliance with the Safety
Health & Welfare at Work (Construction) Regulations.
* Ensure all Health and Safety requirements are maintained and lead
continuous improvement on sites.
* Ensure the maintenance and / or record of relevant service
accreditations such as RECI and RGI.
* Work closely with the Health and Safety Officer, and HR team,
around staff training and safe systems of work for team and others.
* To carry out property inspections and report on the condition,
including any Health and Safety or compliance issues.

_GENERAL_

* REPORTING ? Monthly reporting of KPI?s, budget spend and health
and safety items.
* PEOPLE MANAGEMENT AND LEADERSHIP ? Demonstrate a strong and
consistent leadership style exhibiting the values and ethos of The
Iveagh Trust. Support, educate and develop the team members as
required to ensure the continuous improvement of the team.
* BUDGET MANAGEMENT ? Manage and report against budget as
required; develop plans to achieve financial targets and cost
controls.
* QUALITY MANAGEMENT ? Ensure all required records are up-to-date
and accurate and provide reports as necessary to fulfil compliance
with external regulation and Iveagh Trust standards.
* INNOVATION ? Apply creative approach in regard to all aspects of
the role for the betterment of residents and the Iveagh Trust, in its
goal to provide a high-quality service for all.
* PERSONAL DEVELOPMENT ? Attend / request training appropriate to
your role.
